Where to stay in Dili
Dili is small enough to walk most of it in a morning, but the four areas below feel different. Pick the one that suits your trip.
Waterfront (Avenida de Portugal)
Dili's most pleasant strip, with grilled fish stalls, sunset bars and the 2.5 km coastal promenade. Walking distance to the lighthouse and Tais Market. Best for first-time visitors who want the view.
Central Dili (Timor Plaza area)
Closest to Timor Plaza mall, the government offices and the Rezerva shop, and within walking distance of ATMs, restaurants and the Tais Market. Best for business travellers and short stays.
Near the Airport (Comoro)
10-15 minutes from the city centre. Quieter, with fewer restaurants nearby, but taxis are easy to find and it suits early flights or late arrivals. Several mid-market hotels are here.
Lecidere & Bidau (Budget)
The guesthouse and budget area east of the centre: $25-$50 a night for clean rooms with WiFi and AC. A 10-15 minute walk or a short taxi ride to the waterfront and the Cristo Rei road.
The best hotels in Dili: our honest picks (2026)
Every pick below comes from our own visits and 1,800+ verified guest reviews across Rezerva. We're based in Dili (you can walk into our Timor Plaza storefront) and because we list nearly every property in the capital, we don't need to oversell any single one. Where the honest answer is a hotel you can't book with us, we say so.
Hotel Esplanada
The long-running waterfront favourite on Avenida de Portugal: pool, with the beach across the road, breakfast at the beachfront restaurant, and the sunset strip on your doorstep.
Tradeoff: Rooms are comfortable rather than luxurious, and dry-season weekends book out 2-3 weeks ahead.
Palm Springs Hotel
A Dili 5-star: 150 rooms, rooftop bar, three restaurants, and full conference facilities.
Tradeoff: It sits above the city, not on the waterfront; you'll drive to the strip. And calibrate expectations: a Dili 5-star is a very good hotel, not a Singapore one.
Sunset Inn by Pro-Ema
The most-reviewed property in the city: clean, reliable, and consistently praised for its staff.
Tradeoff: 3-star simplicity: no pool, no view. You're paying for consistency, and it delivers.
Timor Plaza Hotel & Apartments
Inside Timor Plaza mall: banks, offices, restaurants and supermarkets downstairs, with apartments for longer stays.
Tradeoff: Zero beach character. If your meetings are near the government quarter, the Portuguese-era Hotel Timor (~$150, rebuilt 2002) is the classic alternative, also bookable on Rezerva.
Arbiru Beach Resort
A quiet beach on the city's western edge: the closest Dili gets to a resort.
Tradeoff: You'll want transport; it's out of walking range of the centre.
The Lecidere & Bidau guesthouse cluster
Dili's budget beds cluster around Lecidere and Bidau. On Rezerva, Timor Lodge (near the airport) is the cheapest compound stay, though reviews are genuinely mixed (3.45★); read them first.
Tradeoff: Backpackers usually end up at Casa Minha Hostel, which we don't list but happily recommend.

Practical things to know
What affects a Dili hotel stay: what to bring, how transfers work and what currency you will spend.
USD is the currency
Timor-Leste uses US dollars. Bring a mix of small bills. ATMs (BNU, BNCTL, Mandiri) dispense USD; bigger hotels take cards, but Visa and UnionPay are the only cards accepted reliably, so bring a Visa; Mastercard works at BNU ATMs, with a fee.
WiFi is mostly fine
All mid-market and 5-star hotels have decent WiFi in 2026. Telkomcel SIM with 5 GB is $5 if you need backup data. Speeds drop during peak hours.
Book transfers early
Dili airport has limited taxis after the last arrival. Pre-book a hotel transfer ($15 to $25) or arrange one through Rezerva. Transfers start at $20 for central Dili hotels; Cristo Rei and Areia Branca hotels cost more.
Tap water is not drinkable
Use the in-room bottles or buy at any minimart. Bottled water is $0.50-$1 per litre. Hotels with on-site water filtration are noted in our listings.
Breakfast varies
Most mid-market hotels include buffet breakfast. Guesthouses are inconsistent. Confirm when booking. Hotel Esplanada and Palm Springs have the best hotel breakfasts in town.
Dili is safe
Dili is generally safe. Take sensible precautions: do not leave valuables in parked cars, take a taxi after dark, and ask locally before swimming, even in Dili.

Common questions before booking a hotel in Dili.
Where should I stay in Dili?
For a first visit, the waterfront along Avenida de Portugal is the most pleasant base: a 5-minute walk from sunset bars, grilled fish and the Cristo Rei coast road. Hotel Esplanada is on that stretch; Palm Springs Hotel is away from the waterfront. For a central base near Timor Plaza mall and the government offices, Hotel Timor and Timor Plaza Hotel are within walking distance of everything. On a budget, look at the guesthouses around Lecidere and Bidau.
What is the best hotel in Dili?
Palm Springs Hotel is a 5-star property, with 150 rooms, a rooftop bar, three restaurants and conference facilities. For the waterfront, Hotel Esplanada is the long-running favourite, with a pool and a beachfront restaurant on Avenida de Portugal from $93 a night. For business travellers, Hotel Timor and Timor Plaza Hotel are the most reliable mid-market choices. Which is best depends on whether you want the view, the location or the price.
How much do hotels in Dili cost?
Guesthouses cost $25-$50 a night. Mid-market hotels are roughly $80-$150 a night; Esplanada starts at $93 and Timor Plaza at $162. The 5-star Palm Springs starts at $243 depending on the room. Most rates include breakfast. Cash discounts are common, so ask. Booking direct through Rezerva is typically $2 less than Booking.com for the same room.
Are Dili hotels safe?
Yes. Dili is generally safe for tourists. All the major hotels have 24-hour reception and gated parking, and the waterfront and central districts are well patrolled. The main risk is petty theft from parked cars, so never leave valuables in sight. Tap water is not drinkable; use the bottles in your room or buy bottled water.
Do Dili hotels offer airport transfers?
Most do. Presidente Nicolau Lobato Airport is 6 km west of the city, a 10-15 minute drive. Hotel transfers cost $15-$25 one way; airport taxis are about $10-$15, agreed before you get in. Book the transfer when you reserve the room, because few taxis wait at the airport after the last arrival. Rezerva transfers start at $20 for central Dili hotels; Cristo Rei and Areia Branca cost more.
Which Dili hotels have a pool?
Palm Springs Hotel (outdoor + rooftop), Hotel Esplanada (waterfront pool), Hotel Timor (courtyard pool), Discovery Inn (small lap pool), and Beachside Hotel all have pools. Hotel Esplanada has a pool, with the beach across the road. A pool is the easy option: crocodiles are occasionally seen even on Dili's beaches, so ask locally before swimming in the sea.
Can I book Dili hotels with a credit card?
Yes. Most mid-market and upscale hotels take cards, but Visa and UnionPay are the only ones accepted reliably, so bring a Visa. Some smaller guesthouses are cash-only; confirm when booking. ATMs (BNU, BNCTL, Mandiri) are plentiful in central Dili and dispense USD, the official currency. Most hotels can also accept bank transfers in USD.
How far in advance should I book a hotel in Dili?
For most of the year, 3-5 days ahead is fine. Book 2-3 weeks ahead for May-September peak dry season, ASEAN summit dates, and any major Catholic holiday (especially the week around the Cristo Rei feast). Conference weeks (often around UN agency events) sell out the 4-star inventory fast. Off-season (Jan-March) you can usually walk in.
Do Dili hotels include breakfast?
Most mid-market and 5-star hotels do, usually a buffet with eggs, fruit, pastries and Timorese coffee. Guesthouses vary: some include a continental breakfast, others charge $5-$8 extra. The best hotel breakfasts are at Hotel Esplanada, on the waterfront, and at Palm Springs' Cove restaurant.
Is Dili a good base for diving and Atauro Island?
Yes. Most divers stay in Dili and either take the ferry to Atauro or shore dive along Dili's north coast (K41, Pertamina Pier, Tasi Tolu), and Dili has dive shops. The ferries to Atauro leave Dili at 8am every day except Monday: Berlin Nakroma (Wednesday, Thursday, Saturday, Sunday) from Porto Dili in Farol, and MV Success (Tuesday, Friday) from Kolmera. Stay near the port you sail from if you want an easy start. See our Atauro accommodation guide if you would rather stay on the island.
Are there any international hotel chains in Dili?
No, as of 2026 there is no Hilton, Marriott, Accor or any other international chain in Timor-Leste. Every hotel in Dili is locally or regionally owned. The closest to international-standard full service are Palm Springs Hotel and JL World Hotel (both listed as 5-star); both are local operations. This is part of the appeal: your money stays in the country, and the service is Timorese.
